We live digitalization. This principle is underlined with every stone of our own Smart Building. Originally starting as a project developer of Germany's first digital student residence - the Living House Berlin - we have become a provider of the most innovative platform for building control and portfolio management.

We are rooted in construction. How did this come about? Our team was looking for a solution that would support our day-to-day business holistically and map the property as a whole. Above all, the latter can only succeed if software and hardware are specifically linked via the same platform. In 2018, we successfully introduced the Real Estate Operating System - REOS - to our own property and to the market.

Living House Berlin is Germany's first digital co-living concept focusing on student housing. In the middle of Berlin Oberschöneweide, an intelligent building has been created which, in addition to its modern furnishings, impresses with its holistic digital concept.

REOS combines advantages of a Smart Building with selected services for its residents in a holistic application. Successful digitization starts on both sides of the door: With the first rental inquiry to the administration of the entire building.

It was our aim to put the tenant back to the front as a customer, and at the same time, relieve the administration by means of simple functions in their day-to-day business. The administrator platform comes along with the tenant portal and app.

A building is a Smart Building if it can speak for itself through connected building technology. As the first solution on the market, REOS is able to create a digital twin of your building by reading and controlling various IoT components (Internet of Things) in real time. We digitizes and automate the processing of key functions and improve direct communication between administration, tenants and the building.

  • Digital Rental Enquiry: Interested parties can visit the site virtually from anywhere in the world. They submit their application online. Availabilities are updated automatically. Management checks submitted requests and documents. The digital rental agreement is signed shortly after.  
  • Smart Move-in: The required move-in window is free from date and time, thanks to digital key management. Access rights can be assigned remotely.  
  • Additional Value for Residents: In-house tenant app "Your Place" for communication with administration and control of the locking system, parcel station, etc.
